Ellis’ Shopping Report Performance Comparison or “Benchmark Report” enables management companies to compare their leasing performance to other national and regional apartment operators. Ellis’ mystery shoppers were sent to various SPM apartment communities, either by telephone or with an on-site visit, to test the leasing staff in a variety of areas. Each community shopped is scored based on ten benchmark questions about a variety of topics ranging from obtaining phone numbers and asking for a deposit, to overcoming objections, describing apartment features and making a positive first impression.
