Tavistock Development teams with WeldenField and SPM, LLC on its third Lake Nona multifamily housing project, Ariel Apartments

March 2017; Orlando, Fla. — Construction has begun on Lake Nona’s third multifamily community, Ariel Apartments. Located near Boggy Creek Road and State Road 417, Ariel is a collection of 348 suburban, garden-style apartments anchored by a 7,600 square-foot clubhouse.  Slated to open this summer with pre-leasing starting May 1, this gated community features eight unique floor plans including one, two and three bedroom homes within 13 buildings surrounded by nature trails and ponds.

Amenities include an expansive central green, a 24-hour fitness club, resort-style pool, business center, sand volleyball court, outdoor pavilion with billiards, multi-purpose theater, game room, pet spa with a grooming area, two dog parks, playground for the kids and an auto spa. Interiors boast open living areas with 9’ ceilings, gourmet kitchen, stainless-steel appliances, premium granite countertops, hardwood-style flooring and washers and dryers. The community will also feature several pedestrian paths and nature trails throughout the neighborhood that interconnect with Lake Nona’s 44 miles of trails to Lake Nona Medical City and nearby retail and shopping at the Lake Nona Town Center.

Lake Nona’s growing multifamily offerings now boast nearly 1,000 rental units across the community’s 17 square miles.  Lake Nona Water Mark opened in 2013 with 278 luxury, garden style units and Landon House, a 279-unit urban-style community, opened in 2016. Ariel Apartments is a joint venture between Tavistock Development Company and WeldenField Development, with property management services by SPM, LLC.  The general contractor is Walker & Company with architectural services by Fugleberg Koch.

The NAHMA Affordable 100 comprises the largest affordable multifamily property management companies, ranked by affordable unit counts. The NAHMA Affordable 100 list contributes vital data to the ongoing national dialogue on the future of federal funding for affordable housing. In an effort to accurately determine the portfolio of affordable units receiving federal subsidy in the United States, NAHMA publishes this annual listing of affordable units containing at least one of the following federal subsidies: HUD Project-based Assistance, Section 42 LIHTC, HOME funds, USDA Section 515, or Bonds.

SPM and BREC Development selected, along with other partners, to re-develop Southtown Court in Birmingham, Alabama

The Housing Authority of the Birmingham District selected a developer for the massive overhaul of Southtown Court, the 25-acre housing project that serves 455 families along University Boulevard, making the project one step closer to a reality.

Re-development Kick Off Ceremony Held for Birmingham’s Highland Manor Apartments

Birmingham, AL - Mayor William A. Bell, Sr., along with other Birmingham city officials, joined construction and financial partners and representatives from WeldenField to celebrate the kick-off of the re-development of Highland Manor Apartments located in the heart of Birmingham’s Southside.

This will be the first major renovation of Highland Manor in more than 30 years and will include all new roof, windows, exterior paint, HVAC and plumbing systems. Inside each apartment home, there will be new kitchen appliances and bathroom fixtures, as well as new flooring in all the common areas.

Highland Manor is a 16- story apartment building featuring one bedroom homes for seniors, 65 years of age and older, and those who are mobility-impaired. Homes feature a fully-equipped kitchen, spacious living and dining area with ceramic tile, grab bars in the bathroom and an emergency call system. Rent is based on income and utilities are included in the rent.

Mayor Bell and other officials kicked off the ceremony by talking about the impact this development will have on the community. “As part of our commitment to community development, the Highland Manor renovation project is being partially funded with $1 million in HOME funds from the Community Development Department,” stated Mayor Bell.

Many local organizations, financial institutions and government leaders are playing a role in the re-development of this project which is slated to be completed in 2017. The general contractor is Hollyhand Realty (Tuscaloosa); architect is Giattina Aycock (Birmingham); property management by SPM, LLC (Birmingham) and developer is BREC Development, LLC (Birmingham), which is affiliated with WeldenField.

Financial partners include Alabama Housing Finance Authority, Bellweather Capital, U.S. Department of Housing and Urban Development, Raymond James and the City of Birmingham.

Birmingham's Thomas Jefferson Tower Opens December 2016

Located at the western edge of Birmingham’s vibrant central business district, the 20-story TJ Tower is being restored and transformed into 96 one and two bedroom urban-style apartment homes, as well as 28,000 square feet of restaurant, retail and event space.

The general contractor is Stewart Perry Construction. Pre-leasing on residential and commercial space has begun, with a grand opening planned for late summer 2016.

History

Originally built in 1929, the Thomas Jefferson Hotel had 350-rooms and is best known for having the world’s last zeppelin mooring mast on the rooftop, which will be preserved in the new project. The historic landmark’s luxury status at that time made it a prime attraction for celebrities and distinguished guests, including Presidents Calvin Coolidge and Herbert Hoover, entertainers Jerry Lee Lewis and Ray Charles, and sports icons Pete Rose and Alabama Head Coach Paul Bear Bryant.
